As Brisbane’s inner west navigates accelerating population growth and a lagging supply pipeline, a rare opportunity has emerged in tightly held Auchenflower.

“Buyers are prepared to pay a premium for the right location, views, and walkable amenity,” said James.

“But the supply pipeline isn’t keeping up, especially in prestige corridors like this one, where zoning and site scale rarely align.”

Strong market performance in Auchenflower

Auchenflower’s median unit price has increased 42% in the past two years, reaching $817,848 as of May 2025. Over five years, unit values have grown by more than 60%, driven by the suburb’s lifestyle, connectivity, and appeal to high-income buyer cohorts.

Nearby prestige projects such as Arc (Toowong), River House (Kangaroo Point), and Gaia (Kangaroo Point) are achieving sales averages around $20,000/sqm.
